General Questions

  • What services does your property management company offer?

    • In a nutshell, we are the first point of contact for tenants, so that landlords don’t have to deal with the day-to-day dealings of managing properties. This includes maintenance requests, rent collection and reconciliation, financial reporting, inspections, turnovers, tenant screening, monitoring rent increases, preparing and serving Landlord and Tenant Board notices, non-resident withholding taxes, and much more.   • How do you determine the rent for my property?

    • There are many factors like market trends, property location, and amenities that influence rental pricing. We look at a comparative market analysis to determine the rental rate for your property, and discuss this with you.

  • What areas do you service?

    • We can service most of the Greater Toronto Area.

Tenant Management

  • How do you screen potential tenants?

    • We have a detail tenant screening checklist that includes background checks, credit checks, document validity, and reference verifications.

  • What happens if a tenant fails to pay rent on time?

    • We normally give a short grace period for tenants to pay their rent, and will issue warning letters for late rent. In the unfortunate event that your tenant continues to not pay the rent, we will prepare and issue N4 notices through the Landlord and Tenant Board, then assist you in applying for the eviction process.

  • How do you handle tenant complaints?

    • Our tenant portal has a section for reporting maintenance issues, or tenants have access to our maintenance division through phone, text, or email. Many complaints arise from maintenance issues, resolving these in a timely manner is in the best interests of you for the upkeep of your property and for minimizing tenant complaints. If it is not a maintenance related complaint, we will first attempt to work with the tenant to see if we can come up with a solution together. We will only come to you if there is a decision that needs to be made.

Maintenance and Repairs

  • Who handles maintenance and repairs for my property?

    • We have an in-house maintenance division that responds to all tenant inquiries. Most of the time, the request can be troubleshooted over the phone or video, but if requires the assistance of a 3rd party maintenance person or contractor, we will send you the quote(s) before proceeding with the repairs or improvements for your consideration and approval. We do not take any markups on maintenance, and are happy to work with your existing relationships with contractors as well.

  • What is the process for a maintenance request?

    • The preferred method by which tenants can submit requests is online through our tenant portal by clicking here. We understand that not everyone is savvy with technology, so they can email/call/text us. We aim to respond to requests immediately, as we have a full-time maintenance manager.

  • Is there an emergency repair service?

    • Emergencies do arise, such as flood, fire, and lockouts. We give tenants an emergency phone number that can be accessed 24/7. In case of threat to personal safety or fire, tenants can call 911.

Financial Questions

  • What are the fees for your property management services?

    • We believe in flat fee property management services, because tenants paying more often give you the least amount of problems. Most of our services are included in this small monthly fee, we do not charge markups for additional services.

  • How and when will I receive my rental income?

    • The preferred method of payment distributions is through E.F.T. payments, which automatically get deposited into your bank account from our system. This typically takes 1-3 business days, and shows up automatically, on schedule. You can view the landlord owner portal for financial reporting by clicking here.

Legal and Miscellaneous

  • How do you ensure compliance with local property laws and regulations?

    • We are well-versed with the Residential Tenancies Act, and all the intricacies of interpretation. For complex issues, we refer you to a 3rd party legal companies, specializing with landlord and tenant board disputes.

  • What is your policy on property inspections?

    • We inspect properties upon tenant turnover, and upon request from the owner. Our comprehensive reporting checklist is documented, and available to you as a report with photos from the inspection.

  • How can I terminate a contract with your property management company?

    • If you are unhappy with our services or don’t find value in what we provide, we provide an easy termination process. Contact us, and we will terminate our relationship and refund you any deposits that we are holding, without any notice. There is no penalty to cancel with us. We believe in long-lasting relationships, and this can only be done by providing quality services and maintaining a good reputation.
